What is Dwella?
Dwella is an online platform for FSBO (for-sale-by-owner) sellers. You get tools to manage offers, schedule showings, and sign contracts. Dwella partners with local brokers to get your home on the MLS as a one-time broker service. Dwella does not act as a real estate agent.
How much does Dwella charge?
Dwella’s platform fee is $749, due after you submit your listing and Dwella approves it. That fee is for using the Dwella platform—not a percentage of your sale price and not an agent commission.
Is Dwella a real estate brokerage or my listing agent?
No. Dwella is not your listing agent and does not act as an agent. A local broker partner performs a one-time MLS entry service. After that, you manage your FSBO sale on Dwella’s tools.
Will my home appear on Zillow, Redfin, and other portals?
Once a local broker partner enters your listing on the MLS, it can syndicate to major consumer portals the same way other MLS listings do—so buyers searching those sites can find your home.
How does the Dwella offer leaderboard work?
When you enable public offers, registered buyers can see competing offer numbers and key terms on an anonymized leaderboard. Buyer names stay private; the numbers do not. You can also keep offers private so only you see competing bids.
When do I pay the platform fee?
You submit your listing for review first. After Dwella approves it, you pay $749 to use the platform and proceed with MLS coordination.

A traditional listing agent typically represents you for a percentage of the sale price. Dwella is software for FSBO sellers—plus coordination with a local broker for one-time MLS entry. You stay in control of showings, offers, and decisions. The Dwella platform fee is a flat $749 after approval, not a cut of your sale price.
Can buyers make offers on Dwella listings?
Yes. Buyers register on Dwella, complete the required steps for a listing, and submit offers. Depending on your settings, competing offers may appear on a public anonymized leaderboard.
