Agreement

By using Dwella, you agree to these Terms and our Privacy Policy. If you do not agree, do not use the service.

Dwella is not your agent

Dwella provides online software tools for FSBO sellers and buyers. Dwella does not act as a real estate agent or provide traditional listing-agent representation. MLS entry, when arranged, is a one-time service performed by a local broker partner. Dwella is not a substitute for independent legal, tax, or financial advice. Transaction documents may require attorney review under applicable law.

Accounts and accuracy

You are responsible for accurate information, safeguarding your login, and lawful use of the platform. Misrepresentation of ownership, identity, or offer capacity may result in suspension and legal action.

Fees

Unless a written agreement says otherwise, Dwella's platform fee is a flat $749 due after Dwella approves your submitted listing. Other fees (buyer-agent compensation, third-party closing costs, MLS fees, etc.) are separate and your responsibility when applicable.

Offers and communications

Offers submitted on Dwella are invitations to negotiate unless expressly stated otherwise in binding documents. Public leaderboards anonymize buyer identity but may display offer amounts and selected terms chosen by the seller's settings.

Disclaimers

The site and services are provided “as is” to the fullest extent permitted by law. We do not guarantee sale price, timing, portal placement details, broker MLS acceptance, or uninterrupted availability.
